1188 Howe is quite the place. Popular with first time buyers for its affordability, popular with landlords for it’s unrestricted rental rule, and popular with tenants for its terrific location. It has 27 floors containing 186 suites, a pool, hot tub, gym, library, party room, and billiards room. If there’s one caveat it would be that one bedroom suites do not have insuite laundry.
The Holiday Inn, next door, also provides room service and maid service on a pay per use basis.
Completed in 1992, many of the suites for sale look of that era and require significant updating. This is where the value is as a landlord who needs to do little to rent it out or as a resident owner who really wants to put their own face on a place without paying for someone else’s recent work. The difference between this place and a newer building can easily be more than $100/Sq.ft ($2-400 compared to presales). This is a value building and it’s not afraid to know it. That, in a way, is refreshing in this age of everything new and alike.
