MoDE has been completed, save some final touch ups and is being moved into. If you have been looking at pre-sales but also have reservations in light of some recent developments then maybe you should look at MoDE. Located at the corner of Smithe and Richards, across from the Dolce Vita project, MoDE offers a fantastic location and comparably excellent value.

Developed by Park Place Development Corp. (also built Edgemont in North Vancouver, and The Crescent in Shaughnessy, Vancouver), MoDE is a seven storey low-rise containing 49 apartments and 11 townhomes. The townhomes are in the 1100 sq.ft. range, but there are also a limited number of two-bedroom apartments in the same size range offering much better value due to a more efficient floor plan.

The kitchens range from small to decent, but when living downtown and just a couple of blocks to everything (Granville St to the West, Robson to the North, Yaletown to the East) residents here are much more likely to be found out and about in the shops and restaurants rather than cocooning. If, however, you feel the desire to stay home and watch a movie or the big game, might I recommend Bellas Pizza delivered. It really is fantastic (got to be the sauce). If you have any other suggestions for the best pizza downtown, please share them with us.

Appointments throughout the building are above standard fare. Hardwood floors, ceramic tiles, baseboards and crown mouldings, roller blinds (yeah!), stainless steel, under cabinet lighting, “sophisticated colour scheme” (very urban contemporary), all contained in solid concrete construction.

MoDE also has, and I love this, a common rooftop deck for BBQing and party hosting. The vast majority of my clients are grillers and they wouldn’t think twice about a place which would prevent them from getting their grill on. And this is especially welcome as many of the units have maximised indoor space by covering the balconies (ie. a solarium - no outdoor balcony).
