At the foot of Richards where it meets Pacific stands a complex that is deceptive at first glance. What looks like just another condo building is actually one of the best amenity buildings and one that appeals to resident owners and investors for its quality of construction, size, and price.

    quality of construction - the owners were recently required to pay a special levy of about $5K for a small 500 sqf condo for repairs.
    size - $325K - $349K for a 500 sqf condo, is it reasonable?

    Any building going on 10 years old is going to need some work done. $5k is a pretty small levy that works out to $500/yr. Could this have been better managed and instead increased the monthly by $40/mo for those 10 years? Maybe… but then people would complain about that, too. What was the levy for? Do you know specifically? My bet is that it is for a maintenance program over the next few years (note to many readers… buildings after 5yrs tend to start looking into maintenance programs).

    Forget whether you think $600-700/sq.ft. is reasonable. Compare it to the other buildings in it’s price range and tell me if it is out of whack with comparables.
