The Lions - 1331 and 1367 Alberni - West End

posted in Condos |

The lions are two towering buildings that add a bit of flair to the entry level building. Not only is the design a standout with a splash of colour (ok, yellow) running up the side but the amenities for the two towers are second to none. You have your media room, 3000 Sq.ft. fitness facility with sauna, several private rooms/conference centres, shops along Georgia including a post office, rec centre with billiards tables, and two fully furnished guest suites for when someone comes in from out of town.

The location is superb being just on the West End side of Georgia with easy access to Coal Harbour or downtown. The views from many of the higher units are just fantastic whether mountainside or cityside.

They also added a touch of design to the concrete beneath you with swirls of inlaid colour tiles of “milky way” and “nautical” motifs. There is a fountain which greets you as you enter the circular drive and the concrete base of the building is a mix of connector bridges, glass cover, and very attractive landscaping. It truly is an entry level building with pretenses to be so much more. All this goes hand in hand with the name which takes after “The Lions” that overlook our fair city (also known as the “two sisters”, a legend written by the celebrated author E. Pauline Johnson). Yes, Lions can be seen everywhere in Vancouver (Lions Gate Bridge and Lionsgate films are two well known examples). Here they are not done wrong by taking the name as well.

Completed in 1999 with just shy of 500 suites you will find a real mix of owners and tenants. This building is especially popular with first time home buyers and investors who easily rent out the suites. The vast majority of suites are more suited to single occupants with under 600 Sq.ft being the dimensions of most units.

Caveat: At the time of publishing this post The Lions Strata Corporations were involved in a legal matter against the developer. It is not a leaky condo however this has hampered sales within the two towers as financing (without a significant deposit) is being denied as banks do not like to see any lawsuits occurring involving the strata corporation, even on the complainants side. A settlement is hoped to be reached shortly.
