Today, to kick things off, we have a unit in 1355 Broadway that measures 1044 sq.ft. on the strata plan but 1259 sq.ft. when we add in the limited common property dens (solariums or other specific parts of the unit classified as LCP cannot be considered in the total square footage even though they really are), has two beds and two baths as well as two parking spaces. If there is a downside it is that it faces the noise of Broadway.
What makes this a deal? It’s asking $399,000. That’s asking about $325/sq.ft. A unit above it of the same size is asking $200k more. Seriously. Can you say motivated vendor?
