Time is ticking. Not just till the end of the year but until the city goes into Olympic lockdown. Taking into account that the average “ready to go” condo buyer completes on an offer within four weeks and that it will be near impossible to get around downtown in February then you must get that accepted offer by the end of this month, firm within the first week of January.
After that… well, you may get an offer but the buyer won’t be able to complete/possess until the beginning of March and that’s pushing it. Delivery trucks are being told to make their rounds between 12am and 6am and no condo is going to allow that for a moving truck.
So if you can’t sell now then you’ll be stuck until March which really means a completion in April. Sell now or wait three to four months. No one knows what will happen after the Olympics but I’d wager a surge in listings and activity. The question is if you can wait and what the wait will result in. That is what you are faced with.
