			<content:encoded><![CDATA[<p>It is my pleasure to introduce Helen O&#8217;Toole of H.O.T Architecture (how is that for a name?) as the guest writer of this post.  Helen first started coming to the site when I did a small post about the laneway housing proposals in Vancouver and she did an absolutely superb job of keeping us all updated on how things were progressing. <p>Welcome Helen!</p>
<p><strong>Laneway Housing Update from H.O.T architecture </strong></p>
<p>The first zones that will be allowed  to go ahead with Laneway Housing are RS 1 and RS 5 &#8211; these two zones form 94% of the residential zones in Vancouver. Eventually all the &#8216;R&#8217; zones will be allowed to build houses on their laneways. It is a very large undertaking for the City Hall planners to create and complete By Laws for each individual zone to govern the planning of Laneway Houses. So to ensure that the approval process for Laneway Housing happens as fast as possible &#8211; for now, the By Laws for these two zones are being written first.</p>
<p>After the Public Hearing on Laneway Housing on July 21st recommendations will be made to council &#8211; then hopefully the council will vote before going on their August recess. If that happens City Hall will be able to start accepting permit applications right away.</p>
